Licensing

Professional support with HMO licence applications.

We assist landlords, investors and property professionals with new applications, renewals and licence variations. We identify the relevant local licensing requirements, review the proposed occupation and layout, prepare the necessary information and manage the application with the local authority.

Planning and HMO licensing are separate regulatory regimes, and an HMO licence does not confirm that the use is lawful in planning terms. Where the planning position is unclear

Small HMO Licensing Package

For the purposes of this package, a small HMO means a property occupied by three to six people from two or more separate households who share facilities such as a kitchen or bathroom.

The package includes:

  • a site visit;

  • a Fire Risk Assessment;

  • advice on any fire-safety upgrades required, including alarms, fire doors and fire protection;

  • advice on optimising the layout and occupancy within planning and licensing requirements; and

  • preparation and submission of the HMO licence application.

HMOs accommodating seven or more people will be quoted separately.

The local authority’s licence fee, drawings and the cost of carrying out any fire-safety works are excluded and will be quoted separately where required.
