Specialist planning applications for C4 and sui generis HMOs.
We prepare and manage planning applications for C4 HMOs occupied by three to six people and larger sui generis HMOs. Each application is tailored to the property, the proposed number of occupants and the requirements of the relevant local planning authority.
Our service includes reviewing the planning history and relevant local policies, advising on the application strategy, preparing the necessary planning statement and application documents, submitting the application and managing it through to a decision. We address the key planning considerations, including Article 4 Directions, HMO concentration policies, accommodation and occupancy levels, effects on neighbouring properties, parking, cycle storage and refuse arrangements.
We can also advise on extensions and alterations to create or improve HMO accommodation. Where appropriate, these works can be incorporated into the same application as the proposed change of use, providing a coordinated planning and design strategy.
We provide architectural drawings and transport planning advice in-house and can coordinate any other specialist reports required to support the application.
